Background
This completed HPS SDA home in Banksia Grove, WA, was previously tenanted but had been sitting vacant for a long time after the original participant moved out. The seller had changed SDA providers, but the new provider was unable to secure any new tenants, partly due to ineffective marketing strategies. The property was under contract in late 2024, however the deal collapsed when lenders suddenly tightened their policies on SDA finance. By early 2025, the seller was ready to offload the property and accepted a $790,000 cash offer for a quick, unconditional sale.

Challenges
The property had been vacant for an extended period, lowering its credibility as a viable investment in the eyes of buyers and lenders.
It was previously under contract, but the deal collapsed when NDIS lending policies suddenly tightened in late 2024.
Ongoing uncertainty in SDA lending made it nearly impossible for buyers to obtain finance, limiting the pool of qualified purchasers.
Buyers were sceptical: “If it’s such a great investment, why has it been vacant so long and why is the owner offloading it?”

Solution
Focused exclusively on finding a cash buyer, as bank financing was no longer a viable option due to tightened SDA lending policies.
Negotiated a three-month settlement to allow the buyer to finalise another transaction and free up capital.
Used the extended settlement period strategically to lay the groundwork for success, including early-stage participant sourcing and provider onboarding.
Engaged a trusted Independent Participant Finder and a proven SDA provider to begin marketing and securing suitable tenants ahead of settlement.
Result and Impact
Despite the challenges and initial scepticism surrounding the property, the sale was completed successfully with a cash buyer who understood the long-term value of the asset. Thanks to the extended settlement and strategic planning, a participant was secured before settlement. In addition, their partner would move in soon after. This created immediate income from day one and ensured a pathway to full funding in the near future. The result was a de-risked, income-generating SDA investment from settlement — achieved through the right expertise, timing, and execution.
